Refinance into a CalHFA FHA first mortgage — rate-and-term, Simple, or Streamline — and see the new loan amount, payment, savings, and break-even.
How the CalHFA FHA refinance works
Unlike the Conventional refinance, the CalHFA FHA refinance does NOT require your current loan to be a CalHFA loan.
No new down payment assistance is available on a refinance — MyHome, ZIP, and MyAccess are purchase programs.
If you have existing CalHFA assistance loans, they cannot be resubordinated. They must be paid off in full at the refinance — include the balance below so it is rolled into the payoff math.
Temporary buydowns are not available on CalHFA refinance programs.
Your refinance
Total balance of any MyHome, ZIP, or MyAccess loans — they must be paid off in full at this refinance. Enter 0 if you have none.
Defaults to CalHFA's current Standard Rate Lock rate for this program, updated automatically from CalHFA's published rates.
The property must be your primary home (owner-occupied) only. The borrower(s) and all co-borrower(s) must reside in the property — non-owner-occupied co-borrower(s) are not allowed.
Your current loan does NOT need to be a CalHFA loan for the FHA refinance (Simple and Streamline are for existing FHA loans).
Minimum credit score 640 (660 for manually underwritten loans and manufactured homes).
Maximum debt-to-income ratio 45% (50% if your credit score is 700 or higher; 43% on manual underwrites).
For educational purposes only. Figures are estimates based on the loan amount, note rate, and term you enter; they are not a loan offer, commitment to lend, or a guarantee of any rate or payment. Actual rates, payments, taxes, insurance, and qualification depend on credit profile, property, and lender approval. Existing CalHFA subordinate loans must be paid in full at a CalHFA FHA refinance and cannot be resubordinated. FHA upfront and monthly mortgage insurance figures are editable estimates — Streamline refinances can carry different upfront MIP, so confirm the figure on your Loan Estimate. Program terms per CalHFA (calhfa.ca.gov), checked October 2026; limits and terms change — confirm current terms before applying.
