CalHFA Dream For All Refinance Calculator

Refinance your CalHFA first mortgage with a limited cash-out HFA Preferred™ refinance while your Dream For All Shared Appreciation Loan is resubordinated and stays in place — see the new loan amount, payment, savings, and break-even.

How the CalHFA Dream For All refinance works

Your current loan & new refinance

Total balance of any non-CalHFA down payment assistance loans or grants that were layered with your Dream For All loan — they must be paid off in full at this refinance. Enter 0 if you have none. This does not include your Dream For All loan — enter that separately below; it is not paid off.

On the Dream For All refinance — the same HFA Preferred limited cash-out refinance — your Dream For All loan is resubordinated (it stays in place) instead of being paid off. That one-time resubordination is only available on the Dream For All refinance. The Dream For All Shared Appreciation Loan is in second lien position. Dream For All could not be combined with other CalHFA down payment assistance programs such as MyHome, but it could be layered with non-CalHFA down payment assistance loans or grants. Note: Dream For All has its own separate income limits (lower than the standard county limit shown for your county) — Radlam will verify yours against CalHFA's Dream For All limits sheet.

This balance is not added to your new loan and is not paid off — it stays in place.

Your Dream For All loan is repayable with a share of appreciation when you sell, transfer, or pay off the first mortgage — not estimated here. It is not added to the new loan and is not paid off at this refinance.

Your first-mortgage payoff and any non-CalHFA down payment assistance or grant payoff are rolled into the new loan amount either way. Taxes and insurance are estimated at 1.25% and 0.25% of home value per year.
